Queen Creek isn't just growing — it's booming. Over the past few years, our town has consistently ranked as one of the fastest-growing communities in the entire country, with the population climbing from roughly 60,000 in 2020 to nearly 95,000 today. As part of the East Valley's expansion alongside Gilbert and Mesa, Queen Creek is drawing new families every month, which means competition for homes here is real — and having a local lender who knows the market makes a difference.
Growth means construction, and construction means planning ahead. Several major road projects are reshaping how residents get around town. Ellsworth Road is undergoing a multi-year widening project between Germann and Pecos, with completion expected in early 2027, and State Route 24 is being upgraded to a full freeway between Ellsworth and Ironwood, with construction beginning in late 2026. If you're house-hunting near these corridors, it's worth factoring in a few years of construction traffic — and worth talking to someone who can tell you which neighborhoods will benefit most once the dust settles.
Good news for first-time buyers: because Queen Creek straddles both Maricopa and Pinal counties, you may have more assistance options than you'd expect depending on which side of town you're buying. There are loan programs specific to helping first time homebuyers get into a home with little down. We help buyers figure out which programs they actually qualify for — it varies block by block more than people realize.
Buying near Town Center or Queen Creek Marketplace? This is the heart of town — walkable (but nobody does) close to Trader Joe's, Target, and Nordstrom Rack, and within a 10-minute drive of nearly everything. It's also one of the more competitive pockets of the market, with homes here taking a bit longer to sell than the town average, so buyers who are pre-approved and ready to move quickly have a real edge. If you're eyeing a home near the Marketplace or Town Center, get your financing lined up before you start touring — in this micro-market, that head start matters.
Whether you're buying your first home in Queen Creek or relocating within the East Valley, we live and work here — and we can help you navigate both the market and the financing with local knowledge you won't get from a call center.
